Simone Biles, 29, and Jonathan Owens, 31, have listed their house at 3932 Windsor Mist Lane in Spring, Texas, for $1.275 million. That figure comes from the most recent report on the listing, published Sept. 24. Houston Business Journal

The same report places the property on more than an acre. Realtor.com, which published its Sept. 22 report as an exclusive, described the house as 3,998 square feet built in 2019 with 3.5 bathrooms. Realtor.com A separate Realtor.com report identifies the town as Spring and the floor plan as four bedrooms. Realtor.com

Coverage has moved in steps. Realtor.com published first on Sept. 22. Yahoo followed with a Sept. 23 report that put the ask at $1.2 million. Yahoo The Sept. 24 Houston Business Journal report then put the ask at $1.275 million for the Windsor Mist Lane address. That later number is the operative list price.

Biles and Owens began building a sprawling Texas residence in 2022 and lived in the Spring house in the interim.

The broader context here is price discovery in single-family resale. At $1.275 million on 3,998 square feet, the ask is about $319 per square foot before lot value, closing costs, and any seller concessions. Think of it as a unit price for comparison. Four bedrooms and 3.5 baths on more than an acre keep the house in the liquid part of suburban Texas stock where deals happen more easily. A 2019 build also lowers the risk of large near-term repair bills for a buyer. Those traits narrow the bid-ask spread, the gap between what sellers ask and buyers offer. They do not set it.

In my view, the structure to watch is carrying cost versus optionality. This is disposal of temporary housing after use, not a change in long-term housing plans. Holding two homes during a custom build ties up cash and adds insurance, tax, and maintenance costs. Listing the interim house frees that cash and cuts those costs. The tradeoff is timing. A list price is an ask, not a sale price. Time on market, offer terms, and net proceeds after brokerage fees, transfer costs, and any mortgage payoff will decide the actual result. Celebrity ownership can widen the buyer pool. It can also add noise to pricing. Treat the name as marketing reach, not house value.
