Chrysler Building gets new lease and US$235 million revamp

New York's Chrysler Building has a new operator and a US$235 million repair plan.
The Cooper Union, the private college in Manhattan in New York that owns the land beneath the tower, said on 7 October 2026 it had finalised a long-term ground lease — a contract where one party owns the land and another pays to use it and run the building on top — with Tishman Speyer, the property company in New York. The agreement includes a revitalisation plan for the tower, Cooper Union said. The deal was reported the next day as a new lease for the landmark. ARTnews
That rent matters. The ground lease funds the majority of Cooper Union's budget, according to earlier reporting. It is the college's economic engine.
The college said the new lease supports its push to restore full-tuition scholarships for all undergraduates. Seniors will attend tuition-free in each of the next four years, the college has said. That promise is central to Cooper Union's pitch to students.
The tower itself will get a US$235 million makeover under the new arrangement, Patch reported. It is a 77-storey Art Deco skyscraper in Midtown Manhattan in New York. Its stepped crown and steel spire make it instant skyline shorthand.
The deal follows a rough patch. R&S Chrysler LLC, linked to RFR Holding in New York, had held the ground lease since 2019 and later stopped making monthly payments to Cooper Union, the college has said. Aby Rosen's group had been paying US$32.5 million a year under the lease, Business Insider reported in 2020, when Rosen sought a renegotiation described as a US$150 million deal.
Costs were set to climb. Later reporting said the ground rent was expected to rise to US$41 million by 2028. Another former stakeholder, Signa Holding in Austria, saw its administrator list its Chrysler Building stake as an asset that could be sold to pay creditors after the group's collapse.
