Burberry is back in the Hamptons this summer, installing a pop-up store and full branded takeover at Topping Rose House, a boutique hotel set in a reimagined 19th-century mansion in Bridgehampton, New York. From Thursday through Sunday, the British luxury house's signature check will appear throughout the property in a summer-yellow colourway, covering everything from turndown-service cookies to the coffee cups at select shops nearby (WWD).

The pop-up stocks womenswear, menswear and childrenswear — outerwear, lightweight summer jackets and checkered accessories among them. A dedicated polo gallery showcases piqué polos in more than 20 colours. Trenchcoats and check cashmere scarves carry custom labels depicting Hamptons beaches, tying the product to the place.

What makes the takeover unusual is its timing. The Hamptons pop-up is the first retail location to carry pieces from Burberry's fall 2026 runway collection, designed by creative director Daniel Lee as an ode to the trench coat and to the beauty of London's dark, cold winter days (WWD). That show closed London Fashion Week in February, staged inside Old Billingsgate against a reconstruction of Tower Bridge — slick black tarmac replacing the countryside escapism of earlier seasons (Fashion Week Daily). Popped-collar trenches were turned into sets mirroring skirt suits, leather toughened the silhouette, and the collection leaned toward elevated eveningwear (WWD; The Impression).

So a beach-town hotel is where a winter-dark London collection meets its first customers.

Beyond the merchandise, the takeover is designed as an experience. Guests can explore nearby beaches and towns in branded Mokes — the small, open-sided cars that have become a Hamptons summertime staple. Bespoke Burberry cocktails are on the menu, and turndown service comes with branded cookies. Outside the hotel, drinks at select local coffee shops will be served in yellow Burberry sleeves, and cold brew cans will be wrapped in the same check (WWD).

The Hamptons activation follows Burberry's "A Good Sport" takeover at Corner Bistro in New York's West Village, where the decades-old bar was refitted with Burberry checks, branded glassware and live match screenings during World Cup season. Both are part of a broader strategy to drive brand heat and foot traffic through immersive, highly branded spaces — a playbook that also includes beach-club partnerships at Hôtel Belles Rives in Cap d'Antibes on the French Riviera and One&Only Aesthesis on the Athenian Riviera in Greece.

For Burberry, the pattern is clear: rather than waiting for customers to walk into a flagship store, the house is turning up wherever they already are — a hotel in the Hamptons, a pub in the West Village, a beach club in Antibes.
